What we look for:  

Exterior Evaluation


1. Roof Evaluation (visual)

  • Check for signs of moisture penetration and damage.

  • Identify areas affected by moss growth.

  • Identify areas of poor insulation or air leaks.


2. Wall Evaluation

  • Scan exterior walls for thermal anomalies indicating moisture intrusion or insulation issues.

  • Highlight areas susceptible to mold growth due to excess moisture.

  • Inspect for signs of termite or pest infestation.


3. Foundation and Basement

  • Assess foundation and basement walls for moisture ingress.

  • Identify potential areas of heat loss.

  • Check for signs of rodent or pest entry points.


4. Windows and Doors

  • Evaluate the sealing and insulation effectiveness of windows and doors.

  • Identify gaps or leaks contributing to heat loss and moisture intrusion.


5. Gutters and Drainage

  • Inspect gutters for debris to ensure they are clear to prevent blockages.

  • Verify that gutters and downspouts are functioning correctly, directing water away from the house to prevent foundation damage.


6. Security and Vandalism

  • Check for any signs of unauthorized entry, tampering, or vandalism that could compromise home security.

  • Inspect locks, entry points, and surrounding areas for signs of forced entry.


7. Tree and Vegetation Management

  • Look for tree damage or overgrowth that could affect the property, such as branches overhanging the roof or close to electrical lines.

  • Assess the health and stability of trees that may pose a risk to the property during severe weather.
     

8. Deck Evaluation

  • Inspect the deck for loose boards, railings, and signs of damage, including dry rot and structural integrity issues.

  • Evaluate the overall condition of the deck to ensure it is safe for use.
     

9. External Lighting and Fixtures

  • Check external lights for damage and weather-related deterioration.

  • Ensure outdoor lighting fixtures are securely mounted and functioning properly to enhance home security and visibility.

Interior Evaluation


1. Electrical Systems

  • Identify electrical hot spots indicating potential fire hazards.

  • Check circuit breakers, outlets, and switches for overheating.

  • Inspect wiring and electrical panels for abnormal heat patterns.


2. Plumbing System

  • Locate hidden water leaks within walls, under floors, or in ceilings.

  • Check for signs of mold growth due to moisture.

  • Inspect under sinks for leaks or water damage.

  • Check faucets, toilets, and showers to ensure they are functioning in addition to the use of thermal scanning to detect potential hidden leaks.


3. HVAC System

  • Inspect heating, ventilation, and air conditioning units for proper function.

  • Detect ductwork leaks and areas of heat loss.

  • Evaluate insulation effectiveness in HVAC systems.


4. Insulation

  • Analyze the thermal performance of wall, floor, and ceiling insulation.

  • Identify areas of inadequate insulation and potential for energy savings.

  • Recommend insulation improvements based on findings.


5. Walls, Ceilings, and Floors

  • Look for cracks, water stains, or signs of damage.

  • Use of Thermal Scanning for air and water intrusion.

  • Specific attention to thermal patterns indicating nests or colonies within walls or hidden areas.

  • Identification of entry points for pests and recommendations for sealing.
